等额本息(最常见房贷方式) · Equal Principal & Interest (most common):
每月月供金额相同,便于长期预算与现金流管理,是多数按揭房贷默认方式。
Fixed monthly instalment throughout the term. Easier for budgeting and cash flow planning, widely used in residential mortgages.
优点 · Pros: 月供稳定、心理压力较小、适合工薪族。Stable payment, lower psychological pressure, suitable for salaried borrowers.
缺点 · Cons: 前期利息占比较高,总利息通常高于等额本金。Higher proportion of interest in early years, total interest often higher than equal principal. -
等额本金(希望降低总利息时可考虑) · Equal Principal (for lower total interest):
每月归还相同本金,利息随剩余本金下降,月供逐月递减。总利息通常低于等额本息。
Principal is repaid in equal parts; as outstanding balance falls, interest decreases and monthly payment declines over time.
优点 · Pros: 总体利息支出更少、债务负担逐年减轻。Lower total interest and gradually reduced payment burden.
缺点 · Cons: 前几年月供最高,对早期现金流要求较高。Higher instalments at the beginning, requiring stronger cash flow in early years.
